Flood zoneX · AH · AO · AE · VE — Flood zones can change from one parcel to the next, so look up the FEMA zone for the exact property you're considering. If that property is in an A or V zone, a mortgage from a federally regulated lender will require flood insurance.

About

Most addresses in Hallandale Beach sit close to the sand and to the Aventura Mall retail corridor, simply because there is so little ground to cover. The whole city takes up about 4.4 square miles between Hollywood and Aventura, with only a slim band of coast, and that corridor lies directly south, across the Miami-Dade County line. Condominium towers climb along South Ocean Drive, the A1A stretch on the east side of town, in the strip between the ocean and the Intracoastal Waterway. The city supervises 0.82 miles of public beach, and you don't need a tower address to use it. North City Beach Park, at 111 South Surf Road, and South City Beach Park, at 1870 South Ocean Drive, both let the public onto the sand, the latter with bocce courts and an open-air pavilion. The city has also written to beachfront owners about sea turtles: during nesting season, March 1 to October 31, outdoor lights that may be visible from the beach should be turned off or shielded. Inland, business gathers around Gulfstream Park, a thoroughbred track and casino at 901 South Federal Highway, where racing goes back to 1939, and the stores and restaurants of The Village at Gulfstream Park right beside it.

Frequently Asked Questions

Common questions on buying and investing here

What puts Hallandale Beach on the map?

Gulfstream Park and the ocean. The racing and entertainment complex behind the Florida Derby and the Pegasus World Cup stands in Hallandale Beach, a small city on the sand between Hollywood and Aventura.

What kinds of homes can I buy in Hallandale Beach?

On the coast, mostly condominium units in oceanfront towers. Farther inland, residential buildings drop in height, and the city's own plan places its older wood-frame houses and cottages primarily west of Federal Highway. Golden Isles adds waterfront communities reached by small bridges.

Which landmarks and amenities will I find in Hallandale Beach?

Gulfstream Park is the place for entertainment and shopping. On the water you have 4 public access points between 1904 and 3140 South Ocean Drive, lifeguard towers staffed year-round and the Beach Ball Water Tower at North City Beach Park. Boaters use the city marina at 101 Three Islands Boulevard, Broward County's southernmost dockage and pump-out facility.

What should I check before buying in Hallandale Beach?

Start with how the association funds its reserves, above all in an older oceanfront tower; it's a question for coastal condominiums all over South Florida. On a condo resale, a buyer under contract is entitled, at the seller's expense, to the latest structural integrity reserve study, or a statement that none was completed.

How easy is it to get around Hallandale Beach?

Easy, given the city's size: the beach and Gulfstream Park are each a short trip from most addresses. Federal Highway, which is U.S. 1, runs through town, Hallandale Beach Boulevard crosses the Intracoastal on a drawbridge and meets I-95, and The Cloud, a free all-electric city shuttle, connects to Broward County Transit routes.
