Home Sale Budget and Cash-to-Close Calculator

This home sale proceeds calculator estimates your sale budget or closing funds from the loan amounts, charges and credits you enter.

What This Calculator Does

Selling raises two separate cash questions, and this home sale proceeds calculator answers both. How much room does your plan leave against today's mortgage balance? What reaches you at closing against a dated payoff quote? Every fee, allowance and credit comes from you. What you get back is a cash figure that can land above or below the line. Treat it as cash planning only: it won't show what you made, it won't work out tax, and it can't promise the amount your closing wire will carry.

Who Is This For

If you're selling a Florida home, use budget mode before any firm quotes arrive. Switch to closing mode once you have the payoff and the cash items in hand. Agents helping sellers can use it the same way, to plan cash needs or to test settlement figures someone has quoted.

How It Works

Choose a mode and type the sale price. In budget mode, enter what you owe on the loan today; the annual rate matters only if there is a loan. Count the months in whole numbers, then add your prep and moving budgets. Other cash you'll spend holding the house goes in its own field, or 0 if there's none, and a 0 there doesn't make holding the house cost nothing. Switching to closing mode? Type the servicer's payoff figure and the date printed on it, when you have one. Each fee or tax takes a percentage or a dollar quote. Include the commission you negotiated, any concessions, other debits and any credits owed to you. A required blank you don't need gets 0. Then compare the + or − result with the quotes you hold today.

Frequently Asked Questions

How does the sale budget differ from closing funds?

The budget subtracts more. It takes out your current mortgage balance and the closing costs you entered. Your prep, moving and other holding costs come out too, along with interest on a balance that stays the same until the sale. Holding costs are required, so write 0 if there are none; a 0 proves nothing about what holding really costs. Closing mode subtracts only the dated payoff quote and your closing items, leaving the separate budget costs out. A budget shortfall isn't cash you'd owe at closing.

Can I use my mortgage balance as the payoff quote?

Not automatically. Your servicer's payoff can add interest through the date it names, plus other charges. That's why the budget balance and the closing payoff are separate entries. When you still owe a payoff, record the date printed on the actual quote. Typing a date doesn't validate the quote, so confirm the amount and the date with your servicer. If your servicer confirms a 0 mortgage payoff, no date is needed. Another lien with its own quote goes in separately, unless the payoff already includes it.

Are the commission and tax percentages standard Florida rates?

No. Commission and buyer concessions are the percentages you negotiated and pay as the seller. If you got a flat quote instead, put it under additional debits and set its percentage to 0. Closing fees and taxes each have a percentage allowance field and a separate dollar quote field. An older entry of 0.7 means 0.7%, not $0.70. The tax allowance isn't a statutory deed-tax calculation. Get the seller-paid quote that applies to your sale; the page assumes no universal rate and no universal payer.

Which credits increase what I receive?

Only quoted credits payable to you, such as refunds or prorations not counted anywhere else. Concessions you give the buyer work the opposite way and lower your funds. If a payoff or fee quote already nets a credit, don't enter it again. Each charge belongs in a single field.

Do withholding and additional debits reveal my final tax or profit?

No, neither. Enter quoted prorations, escrow adjustments, withholding and other lien payments as extra cash debits, each a single time. Cash that's withheld or paid out isn't automatically a permanent expense or your final tax. You won't get a FIRPTA or income-tax figure from it. Nor can it sign off on a refund, tell you what you made, or vouch for the numbers on a settlement statement.

What happens with zeros, holding costs and cents?

Every field you use needs a value, and where there's nothing to enter, type 0. Other holding costs take an amount, or 0 if you have none. A 0 there doesn't prove the cost is gone. That field covers taxes, insurance, HOA dues and maintenance during the listing period, and only budget mode uses it. Skip mortgage payments. Skip anything counted elsewhere, too. For percentage charges and budget interest, each line rounds to the nearest cent before the lines are totaled. Your dollar quotes stay exactly as typed, cents included. Real quotes can differ, so check them with your servicer and your closing agent.
