Debt-to-Income (DTI) Ratio Calculator

Find out which programs your ratios clear: every posted cap is checked against them, and the leftover monthly payment is shown.

What This Calculator Does

This debt to income ratio calculator checks your numbers against every program's caps. It divides PITI plus HOA by gross monthly income, then divides all monthly debts by that same income. Below a cap, it shows how much payment you can still add; above one, how much the payment has to drop.

Who Is This For

Planning to ask for pre-approval? Run your numbers here first. Realtors can also run a buyer through it before a showing.

How It Works

Start with income and the monthly payment on the new home, HOA included. Whatever your credit report lists for each monthly debt goes in unchanged. Optional blocks: additional income, additional properties, support. Two more cover student loans with a $0 payment and household size for VA loans.

Frequently Asked Questions

What DTI will lenders accept?

No single number works everywhere. VA sits at 41%, and USDA at 29% / 41%. FHA manual underwriting uses 31% / 43%, rising to 40% / 50% with compensating factors. Fannie Mae starts at 36% for manual underwriting, with 45% as the ceiling and only with the required credit score and reserves. Its Desktop Underwriter allows 50%. Automated underwriting may accept higher ratios still.

What separates front-end DTI from back-end DTI?

Front-end DTI uses the new-home payment alone. Back-end DTI is that payment plus every other monthly debt. Both are measured against gross monthly income. Utilities, phone, insurance and groceries don't count, and neither does the rent you're leaving.

What does DTI count for a student loan showing $0 due?

Not automatically zero. On a deferred loan, Fannie Mae assigns 1% of the balance each month; the exception is a documented income-driven plan, which stays at $0. FHA and USDA count 0.5% of the balance monthly whenever the payment shows $0, whatever the status. VA runs 5% of the balance a year ÷ 12, and counts nothing when deferral reaches 12 months or more beyond closing.

What does VA residual income mean?

VA looks at residual income, meaning the money still in your pocket after taxes, the new mortgage payment, other debts and maintenance. Florida belongs to the VA South region, where the guideline for four people and a loan of $80,000 or more is $1,003 a month. Go above 41% DTI while residual income sits 20% over that guideline, and no supervisor justification is needed.
